2024 has been an exceptional year for M4 Ranch Group, and we’re proud of the continued trust our clients place in us.

With the recent shift in our country’s direction following the November 5th presidential election, we’re seeing an invigorated sense of optimism among our buyer pool.
We’re now witnessing renewed enthusiasm from buyers eager to invest in the Mountain West, many of whom were waiting for greater clarity on the nation’s future. With this question now answered, we have a strong and expanding corral of buyers actively seeking premier ranch properties.

Timing is everything in real estate, and with the inventory of available ranches increasing across the West, there are new opportunities to make the most of this dynamic market.

The Ranch Real Estate Landscape of 2024

The ranch real estate market in 2024 has experienced a 10-15% correction, with prices stabilizing in Q4.

Key Trends/Highlights:

Invigorated sense of optimism (buyers and sellers)

  • The Market trends have been more fear based the past few years, with consumers looking to hedge against inflation
  • We have seen an increase of international buyers coming in and looking to reinvest in our country again, which is something we haven’t seen in the last few years

Price Adjustments/Land Value Appreciation

  • We’re seeing price adjustments across all western states, entering a new era for ranch sales (the past couple of years have been all about putting money away in real estate to protect your assets with the fickle markets)
  • With the stock market being more volatile this year, we are seeing more people come back to investing in land, but they are also wanting to protect their legacy, and that is why they are buying the larger ranches

Inventory increases

  • We’ve seen an extreme sellers market with some ranches seeing gains on their ROI of 10-50%
    • Example: within a year, we sold a ranch 3 times over, with a profit for every seller
  • Even though Land saw a slight decline in 2024, we at M4 Ranch Group doubled down on our marketing and ended 2024 with one of the best years in the business

Continued 1031 exchange protections

  • 1031 Exchanges have been quite a draw to keep the real estate market hot, we’ve seen quite a draw through 1031 exchanges. The clientele in various markets look to transition from Ranch/Residential to either their dream ranch or residual income
  • Without 1031 exchanges you’d see a very stagnant market

Flexible post-sale investment options

  • Such as Delaware Statutory Trusts (DST) are a great alternative to retain your wealth, we’ve had several ranchers that are an older generation that would prefer to not pay 30% taxes on their gains and retain their wealth through residual portfolios
  • We work with several companies that help structure DST’s for our clientele, contact us directly to learn more
