About this Ranch
Piney Ridge Ranch offers a remarkable hunting and recreational investment opportunity near the Vail Valley. This 400± acre ranch is situated on the north facing slopes associated with Piney Ridge, which includes Cottonwood Peak and Piney Peak, in northeast Eagle County. The ranch is approximately 40± minutes from Eagle County Regional Airport and some of Colorado’s best skiing in Avon and Vail. The ranch is also approximately 40± minutes from Kremmling and less than one hour from Steamboat Springs. Piney Ridge Ranch has seasonal access and an “end-of-the-road” setting that is almost completely surrounded by adjoining BLM and the White River National Forest. This seclusion provides over one million acres of additional hunting and recreational lands, including access to Eagles Nest Wilderness.
Elevation on the property ranges from approximately 7,000 feet to about 8,600 feet, in the southern portion, just below Piney Ridge. Around 30% of the ranch is located above 8,000 feet. The elevation change allows for a variety of topographic conditions and vegetative cover. Vegetation on lower elevations of the ranch includes pinon-juniper, sage covered flats and hillsides, and mountain meadow grasslands. Lower elevations also include several rock outcroppings. At higher elevations, there are mixed conifers and aspen that are broken up by several small benches, delivering topographic relief and a great ratio of dense timber cover to open mixed sage and meadow grasslands. As a result, the diverse topography and vegetation provides excellent wildlife habitat that attracts game from surrounding public lands and hunting pressures and is supplemented by a few runoff ponds and a developed spring-fed water source (currently not adjudicated).
The diverse landscape is great habitat for elk, mule deer, and black bear. Piney Ridge Ranch is located in Game Management Unit (GMU) 361, which has over-the-counter tags for elk during archery and two of the four rifle seasons. A landowner application enhances the odds of drawing tags for mule deer every year. Additionally, many of the mule deer and elk season tags for Unit 361 are also valid in Units 35, 36, and 45.
The ranch is vacant except for partial perimeter fencing and has astonishing views overlooking the Colorado River which flows a short distance northwest of the property. There are also amazing views to the north and west toward Yarmony Mountain, Black Mountain, and Castle Peak. Additional recreational activities abound in the neighborhood including skiing, hiking, camping, boating, and fishing to name a few.
The Colorado River, topography, and private land ownership blend to restrict access to much of the BLM adjoining the ranch along the west boundary. The combination of topography, elevation, vegetation, and adjoining BLM and USFS land allows Piney Ridge Ranch to appear and hunt much larger than 400± deeded acres. Private deeded hunting and recreational acreage in close proximity to the Vail Valley is extremely rare, especially at such a reasonable investment level.
